Steps for Investment in Income-Producing Real Estate in the United States

1.   Contact us to discuss your investment criteria.

2.   We locate investments that best suit your needs.

3.   We fax or email the property description along with our preliminary analysis to you.  Time is of the essence, at this point in the process, the faster we move the better deal we can make. 

4.   Upon your acceptance, we put the property under contract and your earnest money is deposited into an interest-bearing account at the Title Company.

5.   We perform Due Diligence.  This is an extensive analysis of the property involving income and expense studies, profit and loss studies, leasability studies.  At your expense, we hire third parties for surveys, appraisals, and structure, mechanical, and environmental engineering reports.

6.   If you find the results of the Due Diligence satisfactory, we proceed towards closing the Transaction.  Otherwise, you receive your earnest money back less expenses.

7.   We close the Transaction and record the deed with the local authorities.

8.   We manage and lease the property and supply quarterly reports to you.  Property income less tax and expenses will be paid quarterly (or yearly).

9.   We manage your investment, watching local as well as national market conditions.  We will make recommendations on when to renovate, expand, reposition, finance, refinance, or sell.

10.  When you decide to sell, we put the property on the market, find appropriate buyers, negotiate on your behalf, and close the sale upon your approval.
